A major case of real estate fraud has come to light in Ahmedabad, with the builders of Takshashila Aligna, located near Ellisbridge, accused of cheating investors of crores of rupees through fraudulent property and loan transactions.
According to a complaint filed with the Ahmedabad Crime Branch, the builder allegedly violated RERA regulations by taking a ₹6 crore loan from a bank against flats in the project and by engaging in fraudulent land deals in Ambli and Kheda.
Complainant Rakesh Lohati, a resident of Naranpura, stated that he and his wife — both involved in real estate and investment — had booked six flats in the Takshashila Aligna project in August 2020, each priced at ₹66.50 lakh, with possession promised by August 2025. The couple paid ₹3.84 crore in installments.
However, Lohati later discovered that two of the six booked flats had already been sold to other buyers, and that several other flats were mortgaged to IDBI Bank to secure a ₹6 crore loan — without notifying the investors. The complaint also alleges fraud involving two flats in Bopal and the unauthorised transfer of jointly owned land in Kheda to the builder’s name.
Those named in the FIR include Kamlesh Gondaliya, Parthil Gondaliya, Deepti Gondaliya, and Avni Gondaliya of the Takshashila Group.
The Ahmedabad Crime Branch has launched an investigation into the case.
