Land around eight bullet train stations to be revamped; new authority to redesign zones with hotels, shops, offices
The Gujarat government has formed the Gujarat High Speed Rail Station Area Planning Authority to redesign land around all eight stations on the Ahmedabad–Mumbai Bullet Train Corridor. The aim is to transform these areas into mixed-use zones with hotels, shopping promenades, offices, homes and better connectivity — all within walking distance of the stations.
The authority will plan land use, mobility, and development guidelines for these station influence zones. The goal is to optimise land around the stations, boost urban growth, and create greener, more vibrant public spaces. Medical, educational and recreational facilities will also be included to ensure a balanced neighbourhood.
Development will begin around the stations in Sabarmati, Ahmedabad, Nadiad, Vadodara, Bharuch, Surat, Billimora and Vapi. Even the already built-up Sabarmati area will be redeveloped as a greenfield zone with a complete makeover.
Officials say the redevelopment will also make Gujarat a strong alternative for companies looking beyond Mumbai. With the Surat–Vapi stretch set to open in August 2027, interest in Vapi has grown, as the bullet train will cut travel time to Mumbai to just about 30 minutes.
The authority will also oversee the creation of multi-modal hubs at Sabarmati, Ahmedabad, Vadodara and Surat. Premium FSI and FAR norms are likely to help generate additional revenue for these projects.
