Airbnb is changing its checkout rules to make stays more convenient for guests by ending mandatory, time-consuming cleaning tasks. Under the updated policy, hosts will no longer be allowed to require guests to strip beds, wash and put away dishes, do laundry or take rubbish off the property before checking out.
The new rules will apply to bookings made on or after November 20. Reservations made before that date will not fall under the updated policy.
For years, guests at many Airbnb properties have faced checkout instructions that required them to complete household chores before leaving. The revised policy aims to reduce these extra responsibilities and make checkout simpler.
What Do the New Airbnb Checkout Rules Say?
Under the updated house-rules policy, hosts cannot require guests to perform tasks that would normally be handled by professional cleaners. They are also prohibited from restricting the use of amenities listed in their property descriptions.
Airbnb has informed hosts that excessive checkout chores can negatively affect the guest experience and lead to poor reviews. The company has also acknowledged that complicated house rules can be confusing for travellers.
Which Checkout Tasks Are Still Allowed?
Although hosts can no longer impose demanding cleaning duties, guests may still be asked to complete simple tasks before leaving.
These include:
- Leaving used dishes in the sink.
- Gathering used towels in one place.
- Separating rubbish and recycling into the designated bins.
- Switching off lights and air conditioning.
- Locking doors before departure.
Airbnb allows hosts to select from seven standard house rules, including locking the property at checkout, and add other reasonable requests.
Some exceptions may apply depending on local conditions. For example, hosts in areas with wildlife may ask guests to place rubbish in secure bins, while properties in regions facing water shortages may introduce rules about water consumption.
The policy is intended to prevent excessive cleaning demands rather than eliminate all checkout instructions.
Cleaning Fees Remain, but Extra Fines Are Prohibited
Airbnb’s updated policy does not eliminate cleaning fees charged by hosts. However, hosts cannot impose fines or additional charges simply because guests fail to complete prohibited checkout chores.
Any checkout requirements must be clearly mentioned in the property listing before a reservation is made, rather than introduced after booking.
The policy also restricts separate agreements between hosts and guests, allowing them only where required by law or homeowners’ association rules. Requests that violate the policy may be flagged, although hosts will have the option to appeal.
Hosts Express Concerns Over the Changes
The new rules have received mixed reactions from property owners. Hundreds of hosts have criticised the changes on Airbnb’s online community forum, with some threatening to move to competing booking platforms or adjust their prices.
Hosts will, however, continue to have the authority to set rules regarding check-in and checkout times, the number of guests, smoking, pets and quiet hours.
Guests Must Still Follow House Rules
Despite the changes, guests remain responsible for following the property’s house rules and leaving it in a reasonable condition.
Airbnb’s ground rules prohibit guests from leaving properties requiring excessive or deep cleaning. Examples include mouldy dishes, heavily soiled carpets and pet stains.
The revised policy aims to strike a balance between reasonable guest responsibilities and excessive checkout demands. Travellers should still review the house rules and check the applicable booking date before making a reservation.
