The DGCA has introduced new rules to control building heights around Sardar Vallabhbhai Patel International Airport (SVPIA) to ensure safe flight operations. The area around the airport has been divided into colour-coded zones, each with specific height limits.Buildings closest to the airport (red zone) will need mandatory Airport Authority of India (AAI) permission, while height limits increase as the distance from the airport grows — from 77 metres in the grey zone to 155 metres in the blue zone. AAI’s approval is compulsory for all constructions.
Officials said AMC and airport authorities will jointly ensure no construction violates Obstacle Limitation Surface (OLS) norms. Builders must use AAI’s NOCAS2 portal and follow MoCA norms to avoid penalties like demolition, denial of occupancy certificates, or legal action.
The restrictions aim to prevent obstacles for aircraft, protect navigation systems, and reduce accident risks. Over recent years, several surveys identified multiple buildings violating height norms. DGCA has already issued 46 final orders, with many actions underway.
Authorities have urged AMC to verify sites physically before granting permissions, as errors often occur due to confusion between site elevation and plinth level. AAI will also conduct workshops to prevent future violations. Strict compliance with the 2025 height rules is necessary to ensure both flight safety and the city’s planned development.
