Nearly 1,600 houses and 200 shops in Swaminarayan Park, Naroda, have been operating without Building Use (BU) permission for the last decade. Residents allege a long-running nexus between Amdavad Municipal Corporation (AMC) officials and the project’s developer, Dharmadev Infrastructure.
The issue has resurfaced after shop owners received sudden three-day eviction notices, sparking widespread anger. Locals claim the builder’s BU applications under the old GDCR rules were repeatedly rejected by AMC.
Built in 2011 under AUDA’s jurisdiction, the scheme had valid construction approval, but properties were sold without BU permission. Residents have been living there since 2011, unaware of the irregularities.
They also allege that internal passages shown in the original layout were later converted into shops and sold. The area came under AMC in 2015, yet no action was taken for years. Locals now accuse AMC officials and the builder of negligence, leaving genuine buyers caught in the middle.
