Builder A Shridhar has received notices from the AMC for running a café at one of their construction sites on Sindhu Bhavan Road in violation of building regulations. Allegedly, the group is operating ‘Kaffa Coffee Roasters’ at the project site without required approvals, using the space not only to serve coffee but also to unofficially promote its proposed 34-storey Wynn project, which is yet to receive formal approval.
Sources claim the café, set up inside what is officially designated as the site office, is being used to showcase and push sales of the commercial scheme, despite approvals from Gujarat Real Estate Regulatory Authority (GujRERA) and Ahmedabad Municipal Corporation (AMC) still being awaited.
An AMC official confirmed the illegality of the café’s operation. “The Kaffa café at the Wynn site on SBR is unauthorised. Commercial activity cannot be run there without AMC’s permission,” the official said.
He added, “We have issued two notices to A Shridhar Group – in February and again on April 3, 2025 – demanding they cease the café’s operations and inform AMC of its closure. We also warned them of action if they failed to comply.”
But a visit by Mirror on Tuesday, April 15, revealed that the café remains operational.
Not only is it serving customers, but staff are reportedly using the space to promote and sell units in the Wynn project, which includes showrooms and office spaces-a clear violation of GujRERA norms.
Insiders allege the developer is enticing buyers with below-market rates, promising that prices will rise once GujRERA permissions are secured in the near future.
While Sharvil Shridhar, co-founder of A Shridhar Group, stated that they have responded to the AMC’s notice concerning the café at the SBR site, fellow co-founder Ajay Shridhar took a more defiant stance. “If we’re being accused of selling Wynn before RERA approval, then so are 99.99% of developers in Ahmedabad,” he remarked.
The next move lies with the AMC, and it remains to be seen whether the authority will strictly enforce the rules.
