Gujarat’s Olympics dream to become reality

The Gujarat government plans to modify the final development management laws (GDCR) to include specific clauses related to Olympic-standard sports complexes, with Ahmedabad in the running to host the 2036 Olympics.

Taller residential and business buildings, larger water bodies, built-in enterprise park, parking amenities, and wider roads – if all goes as planned, this could be a reality in your neighbourhood.

It will ensure that areas planned alongside the lines of a sports complex, such as stadiums and indoor sports amenities, are considered distinct areas with distinct guidelines for building peak, parking space, highway width, and zoning.

When the Olympic Games are over, an Olympic village becomes one of the most sought-after prime properties in the country. However, the new rules will not apply solely to the massive Rs 4,600 crore Sardar Vallabhbhai Patel Sports activities Enclave in Motera. Will most likely be extended to any realty – residential, commercial, and mixed – planned along the lines of the sports activities advanced.

Starting with Ahmedabad and Gandhinagar, specific GDCR legal guidelines may be applicable to specific zones in these cities. Because the state’s GDCR can be changed, the foundations may become relevant to other cities in the future, according to a senior state city development official.

Ahmedabad City Growth Authority (AUDA) CEO A B Gor claimed, “AUDA is within the means of submitting proposed adjustments within the state Normal Growth Management Laws (GDCR) to allow improvement of all future sports activities infrastructure in Ahmedabad and Gandhinagar as per Olympic requirements.”

“The modifications to the GDCR will apply to all sports activities villages planned in different areas of the state in the future.” This is expected to boost the construction and hospitality industries as real estate and sports facilities gain in value and popularity, according to a top official.

According to AUDA sources, only a few riverfront laws, specifically those limiting building heights to 92.4m, can be kept in place for the time being.

More than 3,000 flats with 2-4 bedrooms can be built for athletes on the Olympic village in the case of the Motera sports activities enclave. These apartments can be purchased by individuals after video games have ended and an estimated 12,500 friends from all over the world have left.
