Ahmedabad skyline is all set to get a brand new makeover with lofty luxury high-rises. The state government appointing three technical experts in the committee to sanction approval to 100-metre high buildings, many skyscraper projects are expected to take off soon.
Major Dr C S Sanghvi, professor, L D Engineering College; Dr C H Solanki, professor, SVNIT Surat; Utsav Shah of DUCON Consultant Pvt Ltd — came almost a year after the government announced the policy regarding construction of 100-metre tall buildings.
The six-member committee is expected to give its nod for 33- to 70-storey buildings. The state government had approved the General Development Control Regulation for Ahmedabad in 2014.
Accordingly 5.4 FSI was given for a specific stretch of Ashram Road and 4 FSI for lands within 200 metre buffer along both sides of Metro and BRTS routes. Despite this, only 22-storey buildings were permitted in the city.
The plan for 70-metre high buildings were approved. Later, in 2017, a common GDCR was implemented after amendments were made to it.
The government made a provision for FSI of 3, 3.5 and 4 on roads wider than 30, 36 or more than 36 metres in five municipal corporations including Ahmedabad.
The government decided on the maximum height for buildings. A year ago, it gave approval for buildings with a height of 100 to 150 metre and more and invited suggestions and objections from people. On May 27 this year, the state government published the final notification.
In March 2021, a plan for a 33-storey building was submitted to AMC for approval. However, the government said that a technical committee will be set up to approve the plan.
The committee has finally been set up for the purpose of approving 100 m or higher buildings. The plan for 100- to 150-metre high buildings will be submitted to the concerned authority and then passed on to the special technical committee for final approval.
The chairman of the special technical committee is the additional chief secretary/ principal secretary/ secretary of urban development. The committee members are professor of structural engineering of government L D Engineering College and professor of soil mechanics of an engineering college. Both the members have five years of experience.
The committee also has a director of fire services and town planning expert of the urban development authority or corporation as member secretary. The chairman of the six-membered committee can appoint an expert in special cases.
