In Ahmedabad, the history of sale and purchase of any property is listed in documents. Before any property document is registered, all details like purchase of land, its NA details, allotment of share certificate or allotment letter by builders after formation of co-operative society are mentioned and listed. But instances of hiding the history have surfaced where details of the last transaction are put up for registration.As if the hassle of having to get old properties registered all over again was not painful enough, owners are also having to contend with long queues to get the new documents, and putting up with those jumping the queue to get ahead of them in the line. Property owners in cooperative societies are facing severe problems over the government’s decision to collect stamp duty on old properties having share certificates or allotment letters. With no clarification from the government about calculation of stamp duty there is chaos at the sub-registrar office. People who have to get a sale or purchase deed made have to wait for as long as one month to get their registry done, while some others are adopting fraudulent means to get their documents quickly. Sources said some people who need the documents urgently are working in connivance with the staff at sub-registrar offices and hiding the history of the property. In a few cases, documents are given to the applicant underhand quietly. But most people who are genuinely waiting for their turn for the documents are facing difficulties like delay in getting loans etc.
